In a climate where summer afternoons run past 45°C, windows are the weakest point in the envelope. Get the specification wrong and the cooling load follows you for the building's whole life. Most of the decision comes down to four things.
1. Thermal breaks are not optional
Aluminum conducts heat extremely well, which is exactly what you do not want in a window frame. A plain aluminum frame carries outdoor heat straight through to the inside, and in humid conditions it produces condensation on the internal face.
A thermally broken frame separates the outer and inner aluminum with a polyamide strip, cutting the conduction path. It costs more per metre than a plain frame. On any air-conditioned building in Riyadh it pays that back, and on a large glazed elevation it pays it back quickly.
2. Glass does more work than the frame
The frame is a fraction of the opening; the glass is the rest. Two numbers matter:
- U-value — how readily heat conducts through the assembly. Lower is better.
- Solar heat gain coefficient — how much of the sun's radiant energy gets through. In a hot, sunny climate this is the number that dominates.
Double glazing with a low-emissivity coating on the outer pane reflects a large share of solar radiation before it enters the cavity. Tinted or reflective glass reduces gain further, at the cost of daylight and view. A well-chosen low-E clear unit usually beats a heavily tinted single pane on both comfort and light.
3. Air sealing decides whether any of it works
A high-specification window installed badly performs like a cheap one. Dust infiltration is a constant complaint in Riyadh and it is almost always a sealing failure rather than a glass failure. Look for multi-point locking that compresses the gasket evenly along the whole leaf, EPDM rather than cheaper rubber that hardens and cracks in UV, and correctly sealed perimeter joints between frame and structure.
Sliding systems are inherently harder to seal than casement or tilt-and-turn, because the leaves have to move past each other. Where airtightness matters most, that is worth knowing before you choose the opening type.
4. Shading beats glazing, cheaply
Glass that is never hit by direct sun does not need to reject much heat. External shading — a deep reveal, a projecting slab, a fin, a laser-cut screen — removes the load before it reaches the glass, and it costs far less than upgrading every unit on the elevation. West-facing glazing benefits most, since late-afternoon sun arrives at a low angle when the building is already warm.
Orientation changes the answer
North elevations see little direct sun and can take larger openings with lighter glass. South elevations are shaded effectively by horizontal projections. East and west are the difficult ones: the sun is low, horizontal shading does not reach it, and vertical fins or screens do more good. Specifying one glass type for every elevation of a building is simple to buy and wrong on at least two sides.
A reasonable default
For a Riyadh villa or office: thermally broken frames, double-glazed low-E units, EPDM gaskets with multi-point locking, and external shading on the west. Adjust from there based on elevation and budget rather than starting from the cheapest system and hoping.
